Urban development projects

Who can make this request? Anyone: individuals, legal entities, etc.
Documentation to be submitted
  • General request form;
  • Report describing the characteristics of the work;
  • Informative and location maps showing the urban area;
  • Layout and detailed plans;
  • Technical specifications and financial and administrative conditions of the works and services;
  • Measurements;
  • Price breakdown tables;
  • Budget;
  • Environmental report containing the following information as a minimum:
    - Specifications, nature and location of project;
    - The main alternatives considered and an analysis of potential impacts of each;
    - Territorial analysis and analysis of the environment affected by the project.

Requirements Applicants must be the owner of all the property in question or the land readjustment committee.

Comments

There are various legal time periods which apply: 3 months for the initial approval and 15 months for the definitive approval.

Positive administrative silence will apply if all legal requirements are fulfilled.

The Environmental Commission of the Balearic Islands, in view of the attached environmental report, will request the presentation of an environmental impact study or declare the exemption of presenting the study according to the case.
