Description Certificate required for the issue of a certificate of habitability for buildings completed before 1 March 1987
Who can make this request? Anyone
Documentation to be submitted
  • Proof of payment of the associated fee (tax ordinance 310);
  • Land registry reference: cadastre documentation or last property tax (Impuesto sobre Bienes Inmuebles, IBI) receipt;
  • Plan showing the location of the building on the general map (urban organization plan, using a scale of 1:1000 in the case of urban land and 1:5000 in the case of rural land);
  • Plan of the building (indicating general elevations and total net and gross floor area on a scale of 1:100). If the building is independent, you should include a plan of the whole plot showing all the buildings contained within that plot.
  • Recent photographs of the outside of the building;
  • Proof that the building work was completed before 1 March 1987: this can take the form of a cadastre certificate, land registry record or any other public document. If it is not possible to submit a document of this kind, aerial photographs of the area issued by the Municipal Innovation Institute (Instituto Municipal de Innovación, IMI) and dated before 1 March 1987 can be submitted. (If necessary, an official copy of the land registry entry can be submitted that verifies the description of the building and of the records dated both before and after 1 March 1987 or the deeds of new work and horizontal division, where appropriate, dated before 1 March 1987);
  • Declaration verifying that the building has not been subjected to any of the works set out in point a) of Article 8 of Decree 145/97 (21 November). Published in the Official Gazette of the Autonomous Community of the Balearic Islands (Boletín Oficial de la Communidad Autónoma de las Islas Baleares, BOCAIB), no. 151.
